I stayed one month I picked up a shopping bag full of dog poop and just trash left behind from last person. Holes all over the ground from dogs digging. I filled them in. Not once did I see management clean the sites let alone welcome the new people. The office is always closed so new people have to wait, call the managers, then find their own spot They actually helped me into mine. The place needs a-lot of TLC. background checks should be done. With some folks having more than four dogs it’s noisy especially the weekends. Some PREFERRED tenants allow their dogs to stay outside for 12-24 hours unattended and barking! Lots of barking When a park has rules they should be enforced And the SMELL of Port-a Potty right next door is disgusting. I told the manager before even booking I like to workout outside no one ever mentioned the foul, poison stink of port-a potties being next door. I never got to workout that month. Seriously, it’s disgusting It’s not a park I would return to.

Best RV Ranch for owners of Dogs!
Having a fenced in rv spot was a great idea! I wish more Rv campsites did this! It's a Rv site and dog park rolled into one! The staff at the park were great! The ranch didn't have a ice machine but the staff offered me one out of their own freezer. Pet spa, dog park, propane, showers / bathrooms were clean.

We stayed for a month in June. Close to 380 and Denton. Pool is great for summer heat. Many sites are astroturf covered. Many long term residents. Everyone here has a nice rig. The best part for pet owners is the fact that half the spaces are individually fenced in. 2 nice showers. Nice laundry. The staff is great. You will feel like your stayin in a pasture but other than that, it's a quiet little park.
